  • Discuss the buyer’s criteria and wish list to understand their needs.

  • Share property listings and follow up on properties of interest to the buyer.
  • Coordinate and accompany buyers on property viewings.
  • Request important property information, such as disclosures, HOA details, taxes, and more for properties of interest.
  • Provide market data and comparable area sales to help determine the best offer price.
  • Negotiate offers and terms in the buyer’s best interest.
  • Prepare a pre-printed, state-specific contract for the buyer’s review and approval.
  • Explain contract timelines, contingencies, and address any questions.
  • Disclose all known material defects of properties.
  • Exercise reasonable care throughout the transaction.
  • Assist with scheduling and coordinating required and optional inspections, appraisals, and other property-related appointments.
  • Guide the transaction through to closing, working closely with lenders, title companies, and other involved parties.
  • Provide access to exclusive BuyerHUB resources.
  • Comply with legal requirements by having a Brokerage Agreement signed by both broker and buyer before providing any services.
  • Compensation typically ranges from 2.5% to 3% (market-dependent).

  • Investment Projections: We’ll break down projected returns, accounting for all soft and hard costs across the investment timeline.
  • Offer Writing & Negotiation: Writing offers is a numbers game—we’ll write, submit, and negotiate multiple offers to secure properties under your preferred terms.
  • Due Diligence Support: We’ll guide you through the contract-to-close process, assisting with inspections and research.
  • Renovation Planning (For Flip Investors): We’ll suggest modifications to maximize ARV and create a detailed underwriting file with neighborhood comparables, ARV comp pictures, and a video breakdown of the project’s scope of work.
  • Contractor Bids: We’ll gather at least three contractor bids for you to review, ensuring competitive pricing and timelines.
  • Exclusive InvestorHUB Access: Track your project step-by-step, manage timelines, submit service requests, and communicate directly with our team through limited access to InvestorHUB.
  • Brokerage Agreement Compliance: By law, a Brokerage Agreement must be signed by both broker and buyer before any services are provided.
  • Compensation: 3% plus a REI fee, which varies by market and investment strategy.
